Every one of those is fine on its own; the cost is in the joins between them.

A lead is attached to the unit it enquired about, a viewing writes back to the unit's history, a reservation changes its availability everywhere at once, and the commission ledger is drawn from the same data as the sales pipeline rather than re-entered at month end.
That structure is what makes the operational questions answerable: which units have gone unviewed for three weeks, which agent is sitting on enquiries, what is actually reserved versus optimistically held, and what commission is owed on completions this month. It also makes the portal feed a by-product of the inventory rather than a separate thing to keep in sync.

Yes, and the direction matters: the portal feed is generated from your inventory rather than maintained beside it. When a unit is reserved, it comes down everywhere at once. Where a portal only offers a file-based feed, we schedule it and log what was sent, so a listing that failed to update is visible rather than silently stale.
As a ledger derived from the deal record, not a spreadsheet rebuilt each month. Splits, referral shares, tiered rates and clawbacks on cancelled deals are rules in the system, so the figure an agent sees mid-month is the same one finance settles against. Where the rules genuinely vary per deal, the override is recorded with who approved it.
Yes, through the official Business APIs. An incoming message creates or matches a contact, attaches to the unit enquired about where that can be identified, and starts a response clock. The point is not the automation — it is that the enquiry stops living on one agent's phone, so it survives that agent being on leave or leaving.
Usually not, and we will say so if that is the answer. If the CRM handles contacts and pipeline adequately, the cheaper build is an inventory and commission layer beside it with a proper integration, not a replacement. We replace a CRM when it cannot model your unit inventory at all — which is common in off-plan sales with payment plans, and rare otherwise.
